Pelican Bay – Naples, FL – Is anyone else having trouble believing we are just a few weeks out until Thanksgiving? If you live in Pelican Bay, are you expecting company over Thanksgiving? Pelican Bay is definitely a beautiful place to live and I’ve found that it also attracts friends and family members.

Wondering what has been happening with real estate prices in Pelican Bay?  Let’s take a look at the numbers for the third quarter of 2014 compared to last year’s statistics for the third quarter by building design.

Note the smaller numbers of sales in the third quarter of 2014 to the number in 3013. Part of this decline is due to limited inventory.  Days on the market have inched up a bit and the average sales price has declined.

While the average sale price has increased this represents a small number of sales.

Season has started and Buyers returning to the market are finding the inventory of listings has decreased.  In my opinion some Owners are still waiting for prices to increase on their units to what they paid for them during the market boom.  I also think last winter was the straw that broke the back for some Owners who decided they’d had it with winter, sold their Northern homes and moved into their Pelican Bay units that they used to rent in season. This in turn has decreased the amount of seasonal rental units in Pelican Bay. If you just started to try to rent a unit in Pelican Bay for the 2014 season, I wish you luck.

If you are thinking of selling your Pelican Bay unit, please give me a call.  I actually have Buyers looking for units in Pelican Bay.

Pelican Bay – Naples, FL – How was your summer? We saw a busy one here in Pelican Bay. The North beach area at the Sandpiper was closed for renovation which caused more people using the South beach area of the Sandbar. Even with the addition of people taking in the South Beach, I still think there were more people here in the summertime in Pelican Bay than in the past.

What happened with real estate prices in Pelican Bay?  Let’s compare the first half of 2013 to the first half of 2014 to see.

I’ll be anxious to see the third quarter of 2014 in comparison to the third quarter of 2013.  This has been a busy summer in Pelican Bay. I’ve been selling in Pelican Bay for the last 18 years and this is the first summer I have seen so many sales over the million dollar mark.

FYI – If traffic is any indication, I think season has started earlier this year!

One of the many things my husband and I enjoy about Pelican Bay are the sunsets we get to share.  Here’s one I’m sharing with you.

Pelican Bay – Naples, FL – It has been a busy summer in Pelican Bay.  Summit Broadband has been busy laying their cable lines throughout the community.  I’ve seen the orange pipe they use to put the fiber optic cables in throughout Pelican Bay.

Summit Broadband Cable

I’m eagerly awaiting our connection to Summit Broadband. My husband and I have a date set in November for our installation.

The Sandpiper, Pelican Bay’s North beach, is still under construction.  My husband Don and I usually try to visit the beach every day after work.  We’ve been utilizing the Sandbar, Pelican Bay’s South beach, this summer.  I have to say in the 18 years I have lived in Pelican Bay, this has been the busiest summer I have seen!  I know that Sandbar has more Residents using its facility; however the traffic, restaurants and stores have been busy for summertime.  This is the first year I saw two car carriers in July!  Last week I was heading North on 41. It took two stop lights before I could pass the Golden Gate intersection!  My goodness this is August!

Are you looking to buy a home in Pelican Bay?  Inventory remains low here. Just today I checked the MLS to see how many low-rise condos were on the market in Pelican Bay.  I wasn’t surprised to see only 24 listings.  I’ve been around long enough I can remember when there were over 90 low-rise listings on the market and 77% of all low-rise listings failed to sell.  That is certainly not the case anymore.

Last night after our evening rain storm I walked out to Pelican Bay Boulevard and saw this beautiful HUGE rainbow over Pelican Bay. A second rainbow was above it.

Unfortunately this photo doesn’t do the rainbow justice.  I just couldn’t capture the second rainbow. Pelican Bay is certainly a beautiful place to live. Would you like to call Pelican Bay home?

Pelican Bay – Naples, FL – Last Friday, December 6th, there was a special meeting of the Pelican Bay Board of Directors to let residents express their opinions about the proposed change of our media provider from Comcast to Summit Broadband. I felt the meeting was very well run as every resident that wished to express their views had 3 minutes to do so.  Residents voiced opinions pro and con. At the end of the meeting, the Board voted unanimously to change our media provider from Comcast to Summit Broadband. Our contract with Comcast expires in February 2015.

At the meeting attendees were given this handout; Pelican Bay Foundation Special Meeting of the Board of Directors Dec 6 2013. If you take a minute to check it, you’ll see a list of the services and hardware we will be receiving along with the costs.

My husband, Don Wilber, was in attendance at this meeting. Don runs a business helping people with their personal computers.  A large amount of his clients all live in Pelican Bay.  Don was a HUGE proponent for a change from Comcast.  He has been euphoric since hearing the Board’s decision to change to Summit.

Will you be in residence this holiday season? WIll you have family with you? If you have a night you do not feel like cooking and don’t want to leave your residence, I have to tell you that both Bravo’s at the Mercato and Brio’s at the Waterside Shops offer an on-line family style dinner take out called Pasta Presto for four people for $49.00.  This Realtor has already taken advantage of this special twice!  When you go on-line you get to choose one salad from a selection of three salad and you also choose one pasta entre from a choice of five entrees. Your order also comes with homemade focaccia.  You schedule the time you want to pick up the order on-line.  This is a great no stress way to serve dinner.

To order from Bravo’s Click Here—>

http://www.bravoitalian.com  In the upper right hand corner you’ll see a Bravo bag with the words ORDER ON-LINE. Click on that bag and you’ll be taken to the page where you can follow the prompts to order on-line.

http://www.brioitalian.com  In the upper right hand corner you’ll see a BrIo bag with the words ORDER ON- LINE. Click on that bag and you’ll be taken to the page where you can follow the prompts to order on-line.

I hope this dinner tip helps reduce some of your holiday stress and allows you and your family to enjoy sunsets such as this without worrying about dinner plans.

Pelican Bay, Naples, FL – Our community has been buzzing with excitement with the purposed change from Comcast Media to Summit Broadband. As with any change, some people are for the change; some against it.

This Realtor is IN FAVOR of the change from Comcast to Summit. I see the change as a huge plus for our community!  The Pelican Bay Post published an in-depth article about the change in the mid-November issue of the Pelican Bay Post. If you are a resident of Pelican Bay, you can get access to this issue of the Pelican Bay Post at www.PelicanBay.org.

This coming Friday, December 6th at 10:00 AM in the Pelican Bay Community Center there will be a special meeting of the Pelican Bay Board of Directors to discuss this change. There have already been two town hall meetings on the subject.  At this late date, Comcast has sent out a letter today saying that they have been encouraged by the overwhelming support and concern from their customers in Pelican Bay and that they are preparing a revised proposal! I want to let the world know that I certainly have NOT supported Pelican Bay staying with Comcast.

If you cannot attend this important meeting, I would urge you to call or e-mail our Pelican Bay Board members to let them know your opinion.  You can find our Board members contact information at http://www.pelicanbay.org  or by calling 239-596-6180.
