Pelican Bay – Naples, FL – Strange enough it seems as if I’ve become the dog whisperer of Pelican Bay. Some years back my tolerance level for waiting for the MLS to update the pet search fields cracked. I hired my nephew to create a list of all the subdivisions in Pelican Bay listing the pet restrictions for owners and tenants.  Find this list by clicking on Pet Policies in Pelican Bay.

The Pet Field is a drop down menu, it should be easy to fill out and search. Why is it so hard for a Realtor to search by the Pet Field in the MLS? 

  • The Pet Field is not a required field. – This means that an agent doesn’t have to fill in this field.
  • If the listing agent does decide to fill out the Pet Field, most of the time they choose WITH APPROVAL from the drop down menu.  This does not need any further action by the listing agent but does involve a tremendous amount of work by the Buyer’s agent.  The Buyer’s agent must call each listing agent or each property management office to find out the pet policy.
  • If the listing agent does decide to fill out the Pet Field with LIMITS, the agent must fill in the number of pets and the weight rule. This information comes from rules and regulations of the subdivision.  The listing agent should call the property management company to get the information if the rules are not available. 
  • Two other choices given in the drop down Pet Field menu are NOT ALLOWED & NO APPROVAL NEEDED.

In a perfect world, you would think that every listing agent would fill in the Pet Field with the proper information.  As of today, Pelican Bay has 70 listings. 30 of these listings read WITH APPROVAL.  Just by glancing at the WITH APPROVAL list, I know 16 of these listings have defined limits on pets.

Can you tell that this issue is a PET PEEVE of mine? A listing agent once told me that I shouldn’t have sent her an e-mail inquiring about the pet policy of her listing, I should have called her.  This was after I had made over 20 phone calls!  To say I was ready to strangle this clueless agent is an understatement. (Just kidding of course.)  FYI – I was working with a Buyer that was looking outside of Pelican Bay.

If you were selling  your place in Pelican Bay, wouldn’t you want the proper pet information on your listing?  It might just open up your listing to more buyers!

If you have a pet and want to buy in Pelican Bay, I would direct you to the pet policy list I prepared.  This is a good guideline on which subdivisions will take your pet.  I always double check the list for my Buyers as some complexes could have changed their policy.

If you have pets and are trying to rent in Pelican Bay, please check the pet policy list.  You’ll see that almost no condos allow tenants to have pets.

Pelican Bay – Naples, FL – WOW!  It’s been quite a year so far in Pelican Bay.  I’ve had a very busy year, so busy that I am finally posting year-to-date statistics for 2014 AND the first half of 2015 for all building types.  Let’s take a look at what’s been happening.

LOW-RISES:

There are currently 22 active low-rise listings on the market in Pelican Bay.  At the rate of sales within the last 6 months, we have a 1.75 months worth of inventory in low rises to be sold. 

MID-RISES:

As of today, there are 5 mid-rise listings on the market. Mid-rise inventory has an absorption rate of 1.25 months.

As of today there are 9 active single family homes on the market in Pelican Bay.

Between 2013 and 2014 every single building design saw an increase in price. The first six months of this year saw an increase in price in every building category except for attached villas.

It is apparent that Pelican Bay has a lack of inventory.  I looked back at some of my old blog entries and found this one from 2011.  In 2011, we were averaging around 14 months to absorb all the listings on the market.  Now we have a shortage of listings.

What’s causing this shortage of listings?  While prices have climbed up, some Residents are still holding onto units that they bought at the height of the market. Other Residents have decided to sell their Northern homes and live in their Pelican Bay properties. These scenarios have also contributed to the lack of units for rent and the increase in rental prices.

Pelican Bay is a beautiful place to live. The amount of inquires I receive from Buyers looking to purchase in Pelican Bay tells me that other people also believe this is a beautiful place to live.

Pelican Bay – Naples, FL – Is anyone else having trouble believing we are just a few weeks out until Thanksgiving? If you live in Pelican Bay, are you expecting company over Thanksgiving? Pelican Bay is definitely a beautiful place to live and I’ve found that it also attracts friends and family members.

Wondering what has been happening with real estate prices in Pelican Bay?  Let’s take a look at the numbers for the third quarter of 2014 compared to last year’s statistics for the third quarter by building design.

Note the smaller numbers of sales in the third quarter of 2014 to the number in 3013. Part of this decline is due to limited inventory.  Days on the market have inched up a bit and the average sales price has declined.

These statistics are interesting in that the average sale price increased so much in comparison to 2013 figures. Once again the number of sales represented is a small amount to compare.

While the average sale price has increased this represents a small number of sales.

Season has started and Buyers returning to the market are finding the inventory of listings has decreased.  In my opinion some Owners are still waiting for prices to increase on their units to what they paid for them during the market boom.  I also think last winter was the straw that broke the back for some Owners who decided they’d had it with winter, sold their Northern homes and moved into their Pelican Bay units that they used to rent in season. This in turn has decreased the amount of seasonal rental units in Pelican Bay. If you just started to try to rent a unit in Pelican Bay for the 2014 season, I wish you luck.

Pelican Bay – Naples FL – The third quarter of 2012 real estate sales prices showed a decrease in the average sales prices from the same period in 2011 of all property types except Mid-rise condominiums, Single Family homes and Detached Villas.  Here’s the detail report:

The good news is that in the 3rd quarter of 2012, Pelican Bay saw an increase in sales to 71 closed sales from 51 closed sales in 2011.  The other good news is that the percentage of properties failing to sell, the expireds, decreased in all property types except for attached villas.  I attribute the decrease in expired listings to Seller removing their properties from the market and the increase in sales.

I am optimistic about this coming season.  As of today, there are 278 properties for sale in Pelican Bay.  We currently have an inventory of properties that could last 9 months. A “normal” real estate market is said to have an inventory that could last 6 months.

This coming rental season has been exceptionally strong.  I do not handle rentals yet I receive phone calls on a daily basis from potential tenants looking for a 2013 seasonal rental in Pelican Bay.  I feel that these potential tenants will turn into Buyers.  They have been renting waiting for the market to bottom out before they buy.  I predict that this coming season will be a busy real estate market in Pelican Bay.

Pelican Bay – Naples, FL – Today as I was reading through my on-line real estate articles, I came across these charts that I’d like to share with you.  Keep in mind that Zillow is not the end all in projecting real estate prices (that’s another future blog article) but it provides a gauge to see how the market is headed.  Here are the charts for zip code 34108.  Keep in mind that Pelican Bay is just one of the communities that share this zip code.

The above chart shows us that Sellers are accepting prices 7% under their median list price.

While the market in Naples is still driving by the under 300K price range.  I would also say that the zip code 34108 has more activity in the lower price ranges.

It is interesting to note that rentals in Pelican Bay for the 2013 season are hard to find.  I’ve been deluged with potential seasonal tenants calling me asking if I know of a condo for rent in Pelican Bay for 2013 season.  I wonder if the rental market is so tight because people are still hesitant to buy a property.  It has been my experience that people are cautious in buying real estate in an election year.  Maybe after the election we’ll see more activity in the middle price ranges of Pelican Bay.
