The current market we are in is not one where you should get too aggressive with the listing price.  You’ll note the number one reason properties do not sell is due to over valuing the home.  It is so important to have your home priced right.  Buyers are out in the market looking at all sorts of different homes.  Based on what they have seen, they can tell an over priced listing in a heart beat.

Number 6 is also important.  If your home is vacant, it really can benefit from being staged.  A lot of Buyers have no vision when it comes to furniture placement.  An empty home doesn’t convey the “feeling” of a place that has been loved and enjoyed.  Money spent on staging is money well spent.

Pelican Bay – Naples FL –  Sunday afternoon I wanted to drive down to the Marker36 parking lot to walk down to the Marker36 beach. Imagine my surprise when I found the parking lot full. I then headed to the North parking lot & managed to find a spot because another car was pulling out. Work is still being done on the  Commons parking lot which is causing the other lots to fill up.

My friend & I had a lovely walk down to the beach. You can tell from the photo above, the beach was buzzing with activity.

Pelican Bay – Naples, FL – The waves were really rocking tonight at the Marker36 beach in Pelican Bay.  My husband and I love to swim in the Gulf but tonight we took a pass.  The waves were just too rough for me.  Please enjoy the sound of the surf and the wind.

As Don and I walked home from the beach tonight, we saw trams full with peopled headed to the beach for sunset.  It appears to me that our snow birds are returning.  Will you be wintering in Pelican Bay?

Pelican Bay – Naples, FL – Should you hire a home watch service when you are not in residence in Pelican Bay? How do you hire a home watch service? Today I’d like to share an experience I recently had with a resident of Pelican Bay.  This resident rents her unit out in season.  She tries to enjoy her unit when she can out of season.  Her tenants left in May and she arrived at her condo the beginning of September.  She employs a person to come in and check her unit every week when tenants are not in residence.

I know this woman well.  Five minutes after she entered her unit, she called me sobbing that her unit was full of mold.  I raced over to the unit and when I opened the front door, I was thrown back by the smell of mold.  All the cloth fabrics in the unit were damp; the couches, bed spreads, drapes etc.  I immediately went to the air handler and found a pitch black air filter.  I then started looking for a leak.  While I was there her home watch person came into the unit.  He told her that he was just in the unit the day before and there had been no issues.

I referred the women to an environmental specialist.  This is a person who comes into a unit to determine the origin of the mold. Once the origin of the mold is discovered and the type of mold is determined, the specialist writes up a work order for a mold remediator.  The specialist determined that the thermostat in this woman’s unit had been left had been set to the FAN ON setting  NOT the auto cool setting.  He told her for the level of mold that was in the unit, the fan setting must have been set wrong for months.  One would think that her home watch person would have seen the settings on the thermostat were incorrect.  One also wonders if this particular home watch person ever entered the unit since May considering the smell of the mold and the black spots that had appeared on the furniture.

To make a sad story short, the mold remediation cost just under $10,000.00.  This cost does not include the cost of new furniture, carpeting, beds, bedding etc.  The home watch person for this unit was not insured. Home owners insurance did not cover this disaster either.

I am in and out of condos almost everyday previewing units for potential buyers.

I had another experience in a  condo where they use a home watch person.  When I walked into the unit, I noticed how hot the unit was. The fans were all off!  I checked the air handler and the filter was filthy.  The thermostat read 87 degrees!  When the home watch person was called, they said they had just been in the unit the day before and didn’t notice any problems.

Another condo I was in recently had all the fans off and the thermostat read 84 degrees.  This condo also had a home watch person.

Yet another condo with a home watch person had this on their garage wall.

Each one of these owners trusted the person they had watching their unit.

People ask me for referrals for home watch services. Home watch services are not licensed in the State of FL.  There is a National Home Watch Association that vets its accredited members for proper insurance, consumer complaints, and truthful website content. They have a list of members for Collier County

There is also a blog article I ran across that talks about questions you should ask your home watch person.  I would also ask a home watch person how often they check the filter in the air handler.  What happens when it has to be replaced?

There are thermostats sold today that allows remote access to the thermostat through a computer, tablet, or smart phone.  You could be up North and be notified if there is an issue with your humidity in your Florida unit. If you are an absentee owner, this type of thermostat combined with an insured home watch person could save you from massive problems down the line.

Beware of Computer Scams!

Beware of Computer Scams in Pelican Bay!

Pelican Bay – Naples, FL – Today I want to discuss the issue of computer scams in Pelican Bay.  Why would a Realtor be discussing computer scams? My husband, Don Wilber, is the self-employed owner of Home & Business Solutions. You may have seen his ad in the Pelican Bay Post under Expert Computer Help. Don works with small business clients and people in their homes trouble shooting computer, printer, tablet, phone, digital camera, TV, and wireless systems problems. There are times when I take messages for my darling husband and after my many years of cold calling, I can hear how frantic and worried a client is in their voice.

Don has received a number of these frantic calls lately.  Pelican Bay seems to have become a target for the MICROSOFT TECH CALL SCAM.  A person will answer their phone to hear that Microsoft is calling them because their computer has become infected with a “horrible virus.”  The phony Microsoft Tech will ask the person if it is OK to take control of their computer. Often after working on the person’s computer, the phony Tech will ask the person for their credit card information so the phony Tech can “continue cleaning up the computer.”  If you should receive a call like this, HANG UP!  Don’t even bother engaging in a conversation. Microsoft will NEVER start a call to ask permission to take control of your computer.

A few months ago, I received one of these calls on my business line.  The phony Tech who had a heavy accent warned me about the “horrible virus” on my computer. In the background I could hear street and traffic noise.  I responded, “You’ve got to be @#$%*&^ kidding me!” to which the Tech replied, “No Misses. You have a horrible virus on your computer.  I must take control immediately!” I hung up. I still can’t believe the gall of this con-artist.

Don thinks Pelican Bay has become a target for this scam because we are a wealthier community in Naples and we have some older residents. Please NEVER, NEVER, NEVER let anyone take control of your computer. Don has been kept busy taking off the Malware that these phony Techs have left on people’s machines.

I think that God has created a special ring of hell for these con-artists. The worry, grieve and fear they inflect on people is deplorable.

As scams become more sophisticated beware of anyone who calls you and offers to help you with any unsolicited service.

My husband and I have relatives in Boston and Chicago.  I KNOW they wish they were in Pelican Bay right now no matter how cool our weather may be.

This has been an incredibly busy year.  Is it just me or does the traffic seem worst than previous years?  I think Old Man Winter forced thousands of people to flee the cold….and come to Naples.

More seasonal people have equaled more renters. More renters have brought about a scarcity of rentals in Pelican Bay.  Scarcity of rentals have driven up the prices of the seasonal rentals. Even though I do not handle rentals I can still get numerous calls and e-mails for people looking to rent 2016 season in Pelican Bay.  My company’s inter office email constantly has agents looking for places all over Naples to rent for next season.

As of today, there are only 25 low-rise listings on the market in Pelican Bay. Rising rental prices may inspire former seasonal tenants to buy. Scarcity of low-rise condos may cause an increase in prices. A rise in prices may cause some of the people who purchased low-rise condos during the height of market to decide to sell their places and/or move to a larger place in Pelican Bay.  It will be interesting to see what the next season will bring.

Have you signed up for Summit Broadband?  Don and I have had Summit service since November. Outside of a couple of glitches, which Summit remedied, we’ve had great TV and Internet service.  I can not believe how clear the TV shows come in with Summit. We’re also getting faster Internet speeds than we had with Comcast. We chose not to use Summit’s phone system as we are using another voice over internet provider.  If you haven’t signed up for Summit call now to schedule your appointment at 239-529-1500.

Have you eaten at Pelican Bay’s new Marker36 restaurant? I’d be interested to see what you thought about your meal.  Feel free to share your comments at the end of this post. Don and I were down there last Wednesday. I was defiantly not thrilled with my herb-roasted chicken which consisted of a chicken leg with 3 slices of thigh meat covered in a nondescript brown sauce and side salad for $22.00. The chicken was overcooked.  I thought the price of the meal was not worth the quality of the food served.  I’ll give them another chance as I know they just opened recently.
