Pelican Bay – Naples FL –  Sunday afternoon I wanted to drive down to the Marker36 parking lot to walk down to the Marker36 beach. Imagine my surprise when I found the parking lot full. I then headed to the North parking lot & managed to find a spot because another car was pulling out. Work is still being done on the  Commons parking lot which is causing the other lots to fill up.

My friend & I had a lovely walk down to the beach. You can tell from the photo above, the beach was buzzing with activity.

Pelican Bay – Naples, FL –  Let’s talk about finding a rental in Pelican Bay for 2016 season.  There is not a day that goes by that a potential tenant calls me to see if I know of any rentals for next season.  These poor souls should have booked a rental at the end of season 2015 as there are precious few rentals available in Pelican Bay for the 2016 season; especially for only one month.

I do not handle rentals.  The focus of my business is real estate listings and sales.  I am aware of the rental market because I have family members that I help with rentals.  Let me share with you some of my observations about the rental market.

  • Within the last few months, I have spoken to many Pelican Bay residents who have rented their units in season. These people have all told me that they will NOT be renting their units out in 2016 as they intend to use their units. Whether their decisions were made because of  finally being able to retire or last year’s horrendous winter, owners have deiced to use their units.
  • The scarcity of rentals has driven up the rental prices.
  • Many potential tenants want to rent only one month.  Many condo associations have 60 or 90-day restrictions on the length of the lease.
  • Most real estate agencies do not submit rental properties to the MLS as they like to be able to rent the properties within the office. This makes the task of looking for a rental much harder as a potential tenant has to make numerous calls to various agencies to see if an agency has any rental listings.

If you are hoping to find a rental in Pelican Bay for the 2016 season, I would advise you to:

  • Start calling or e-mailing real estate offices to see if they have any listings.
  • Go online to www.vrbo.com This is a site where owners rent their units without a Realtors help.

The ONLY available rental that I know of, because of a cancellation,  is in Avalon in Pelican Bay. This rental is a 90-day minimum rental.  The owners will not take a 30 or 60-day rental.  It is a 90-day rental.

If you decide that you would rather own than rent in Pelican Bay, I’d be happy to help.

Pelican Bay – Naples, FL – Last night was Halloween.  My husband, Don, and I walked down to Marker 36 beach to see the sunset and Pelican Bay residents enjoying the Halloween festivities. 

The music was playing and people were dancing.  It appeared that everyone was having a good time.  Don and I didn’t quite make sunset but I did snap this afterglow photo.

Beautiful isn’t it? I can’t think of a nicer way to celebrate Halloween than on the beach with a sunset.

Pelican Bay – Naples FL –    It’s hard to imagine that some homes in Pelican Bay are failing to sell.  This market is moving so quickly some Sellers may be wondering why their homes are failing to sell in this market.  Should these Sellers be reducing their prices? Pelican Bay – Naples, FL – One of many things I love about living in Pelican Bay is walking the boardwalk and berm to the beach.  Normally my husband and I head to the North beach as it is closer to us.  This summer found us using the South beach as the North beach is being remodeled.  Walking down the berm and boardwalk to the South beach provided just as many wildlife sightings as the North Beach.

Last week I snapped a picture of this critter.

I have no idea what type of lizard this is but its color was so bright against the tree it caught my eye. Do you know the name of this creature?

More and more car carriers are showing up on Pelican Bay Blvd. This fall may prove to be a busy one. I drove by Publix in the Market Place at Pelican Bay this afternoon and was astounded by the number of cars in the parking lot.

If you are on your way back to Pelican Bay, the weather has been outstanding the past few days. There has been very little humidity and not a cloud in the sky.  Don and I enjoyed appetizers at the Sandbar restaurant the other night and snapped this sunset photo.

Pelican Bay – Naples, FL – While out for our after work walk to the beach this evening my husband and I saw our local Pelican Bay Personality, the screech-owl in the hollow tree on the north boardwalk.  I was able to snap a decent photo this time to share with you.

Pelican Bay – Naples, FL – Last Friday, December 6th, there was a special meeting of the Pelican Bay Board of Directors to let residents express their opinions about the proposed change of our media provider from Comcast to Summit Broadband. I felt the meeting was very well run as every resident that wished to express their views had 3 minutes to do so.  Residents voiced opinions pro and con. At the end of the meeting, the Board voted unanimously to change our media provider from Comcast to Summit Broadband. Our contract with Comcast expires in February 2015.

At the meeting attendees were given this handout; Pelican Bay Foundation Special Meeting of the Board of Directors Dec 6 2013. If you take a minute to check it, you’ll see a list of the services and hardware we will be receiving along with the costs.

My husband, Don Wilber, was in attendance at this meeting. Don runs a business helping people with their personal computers.  A large amount of his clients all live in Pelican Bay.  Don was a HUGE proponent for a change from Comcast.  He has been euphoric since hearing the Board’s decision to change to Summit.

Will you be in residence this holiday season? WIll you have family with you? If you have a night you do not feel like cooking and don’t want to leave your residence, I have to tell you that both Bravo’s at the Mercato and Brio’s at the Waterside Shops offer an on-line family style dinner take out called Pasta Presto for four people for $49.00.  This Realtor has already taken advantage of this special twice!  When you go on-line you get to choose one salad from a selection of three salad and you also choose one pasta entre from a choice of five entrees. Pelican Bay – Naples FL – In reading over some business articles, I ran across one that you might find helpful about rising flood insurance.

Flood Insurance Rates Going Up? Here’s What to Do

 Why Are Rates Going Up?

Two reasons:

1. The Federal Emergency Management Agency is updating its flood maps to be more accurate, which could change your flood risk designation. If your risk is higher, your premiums will go up. If it’s lower, your premiums could go down.

2. Last year, a new law took effect that requires the National Flood Insurance Program (NFIP) to phase out subsidies for some older properties to reflect the full risk of flooding.

Phasing out the subsidized rates and discounts over the next five years will help the NFIP stay solvent.

Some subsidies have been given in the form of “grandfathering.” A grandfathered rate is a discount given to homes built in compliance with then-existing standards in a flood-mapped community where the flood risk has since increased.

Congress and FEMA are reviewing these properties to determine whether to phase out these grandfathered rates. FEMA won’t make a decision on this until late 2014. By then, Congress could pass a law delaying the increase indefinitely.

Do You Have a Subsidized or Discounted Rate?

Only 20% of NFIP policies are subsidized. Most hom eowners already pay the full rate and won’t see an increase.

If your property isn’t your principal residence, is in a special flood hazard area, and was built before the first flood insurance rate map was implemented for your community, you may be getting a subsidy for being what’s called Pre-FIRM (pre-flood-insurance-rate-map).

TIP: To find out if your home is Pre-FIRM, look up your area in the Federal Emergency Management Agency’s (FEMA’s) Community Book.

1. Click your state.

2. Look for the date in the “Init FIRM Identified” column for your area.

If your home was built before that date and it’s in a special hazard zone, you probably have subsidized flood insurance.

If Your Premiums Aren’t Subsidized or Discounted

It’s possible you still could see a change in your flood insurance premiums if your home is in a community that adopts a revised flood map after July 6, 2012. If that revised flood map puts you in a different zone, your rates could go up or down.

When Will the Rate Changes Take Effect?

If your home is Pre-FIRM and it’s a second home (rental or vacation), you may already have seen your rates change. A 25% increase was implemented for policies renewing after Jan. 1, 2013. Increases will continue each year until they reach full-risk rates.

In October 2013, more subsidized homes will start seeing rate increases of 25% each year:

  • Severe repetitive loss properties
  • Business properties
  • Properties with previous flood claims for more than the market value of the property

If you have a Pre-FIRM home, and it’s your primary home, and it doesn’t fall into the above-mentioned categories, (lucky you!) you get to keep your subsidized rate until:

  • You sell your home.
  • You let your policy lapse.
  • You have severe, repeated flood losses.
  • You buy a new policy.

Can You Get a Better Rate?

You may be able to get a lower flood insurance rate by changing your home’s flood risk. Congress appropriated a large sum of money for property owners to raise their homes onto piers, posts, columns, or pilings. Check with your local community to see if grant money is available to help you do that. Talk to your insurance agent about how elevating your house will change your flood insurance premium.

There’s also a Community Rating System that could reduce flood insurance rates by up to 45%, depending on which flood plain management regulations your community adopts.

Check with your local officials or insurance company to see if your community participates and if you can get a discount for that. If your community doesn’t participate, write a letter to local officials urging them to join the Community Rating System.

Other things you can do to trim your flood insurance premiums:

  • Opt for a higher deductible on your excess insurance policy if you have one.
  • Convince local officials to put more money into community flood mitigation projects to lower your flood risk.

It won’t lower your premium, but having a flood cleanup kit on hand will make your life easier if you do have a flood.

By the way, NFIP is the best deal. Without it, you have to take your chances in a virtually nonexistent private market for flood insurance at rates only the wealthy can afford.

Some of the same companies that provide private flood coverage also sell “excess coverage” flood insurance. Excess coverage pays to rebuild homes valued at more than the NFIP limit of $250,000.

Mistakes in Flood Insurance Premiums

It’s possible the rate you’re quoted for flood insurance is wrong. If you disagree about whether your home is in a particular flood zone or the insurer didn’t take into account the pilings that raise your home 12 feet in the air, you can appeal your home’s flood zone determination.

An elevation certificate from a surveyor or engineer can lower your premium if it proves your home sits above the predicted flood level.

You’ll also want to correct insurer mistakes that lower your premium. For example, if your policy says your home doesn’t have an elevator or crawlspace and it does, tell your agent, even if your premium will rise when those are included. That ensures your property and possessions are fully covered and recoup what you’re owed.

Think the FEMA map itself is wrong? Check with local zoning officials, your builder, prior owners, a local surveyor, and FEMA to see if anyone has filed a Letter of Map Amendment asking for a map review.

If no one has filed, you can do your own appeal.

Pelican Bay – Naples, Florida – I have just finished compiling the Pelican Bay real estate statistics for the first quarter of 2013. This past season has been a busy one so let’s see how the numbers looks in comparison to the first quarter of 2012. You might be surprised to see what happened!

With this CMA Statistics Report you can see at a glance that the number of units sold increased along with the median prices.  In addition, the average days on the market has decreased along with the list to sale differential. As of today, there are 190 active listings on the market in Pelican Bay.  Between 3/31/2012 -3/31/2013 there have been 379 closed sales. This means that Pelican Bay has an inventory that could last 6 months.  A “normal” market according to the National Association of Realtors is a market that has a 6 month inventory!

If you take a moment to click on the Closed Listings Report, you will see the popular price ranges stand out.  16 sales were under $399,900.00, while 16 sales were between $1,000,000.00 – $1,499,999.00. That’s a bit over a third of all the 93 sales!

The Market Statistics Report breaks down the sales by building type. Out of the 93 sales that occurred in the first quarter of 2013, FORTY-NINE of those sales were high-rise sales. That’s a little over half of all the sales in the first quarter of 2013!

The Market Statistics Report also shows us that the percentage of unsold listings decreased in every building type except for single family homes and attached villas. Average sales prices for the first quarter of 2013 increased in low rises and attached villas increased as compared to the first quarter of 2012.
