Pelican Bay – Naples FL –  Late yesterday I was once again asked when I thought the real estate bubble would burst in Florida. I answered by stating all the reasons I outlined in my previous blog entries. This afternoon I read the article below and thought, “How true!”

Within the State of Florida locals are having a hard time competing with out-of-town buyers. Out of town buyers coming into Miami have 25.1% higher budget to spend then the locals. According to the article people coming from States with high income taxes are willing to spend over list for a property because they feel they are getting a deal.

As of this morning, there are only 17 listings in Pelican Bay. There is currently only one listing under 1 million dollars. It was listed late Monday. When I called the listing agent Tuesday morning she told me there were several offers on the unit but nothing had been finalized yet. I am going to guess it will sell over list price.

If you are thinking of selling your Pelican Bay unit, now is the time to do so. The problems of finding another place in Pelican Bay is another issue. While you’ll get a great price for your unit, the cost of what you’d like to buy will have gone up too. There is also the issue of finding a new home. If you sell your place you may have to make arrangements for interim housing until you can find a home you want.

The market here is still strong and with so little inventory, there are few indications that real estate prices will decrease.

Pelican Bay – Naples, FL – In the course of reading my trade e-magazines this morning I ran across this article that talks about people’s perception of the housing bubble. It’s an interesting article I thought you would enjoy reading. Until we can get some more inventory in Pelican Bay, I don’t see the prices going down anytime soon. As of this morning there were only 17 units for sale in ALL of Pelican Bay. Only 3 of those listings were under 1 million.

Pelican Bay – Naples, FL – As I was reading my e-trade magazines this morning I ran across this article and thought I should share it.

I’ll be doing the 2018 statistics for Pelican Bay in the very near future.  Some of the things they’ve mentioned in this article I can see happening in Pelican Bay.  The “hot sheet” with the daily changes in the Naples multiple listing service is showing more price reductions coming through in Pelican Bay.  I am also seeing more listings failing to sell. We may be headed for a market cooldown.

Pelican Bay – Naples, FL –  My husband and I have lived in Pelican Bay for 21 years.  We rode out hurricanes Georges, Charlie and Wilma.  When hurricane Irma started to appear on the scene, I took one look at her and said to my husband, Don, ” I have NEVER seen a hurricane like this!  WE ARE OUT OF HERE!”

Don put up our hurricane shutters on September 5th and we were on the road with our friend Rosa on September 6th.  We were headed to Gainesville where we would determine which way we should drive based on Irma’s latest projections. A snail moved faster on I-75 than we did.  A 6 hour drive took 9 hours. By the time we decided to take back roads to I-10 and head West across the Panhandle, we could only located a hotel room in Hattiesburg, Mississippi.  A 8 hour drive took over 13 hours.  If I have learned anything about the evacuation process it is:

  • Scan your important documents into the cloud DAYS before you decide to leave.  I waited to do this the day before I left.
  • Make sure your tank is full of gas before a hurricane gets too close to Florida.
  • Don’t assume any bathroom you might use has any toilet paper or soap.  I was happy I packed toilet paper and Wet Ones.
  • Make multiple hotel reservations in as many cities as you think you might have to evacuate. The first night in Gainesville, I should have started booking hotels north and West of the Panhandle.
  • Take your passports.  You might need them for re-entry.
  • A Costco bag is perfect to store water and sandwiches.

We were gone a total of 11 days.  We had issues getting hotel rooms on our way back to Naples.  We were lucky that our condo sustained no damage in the storm.  Don didn’t want to take the hurricane shutters down until he saw which way hurricane Maria was headed.  As I type this blog entry, Don is taking down the hurricane shutters.

We drove around Pelican Bay today and visited the North and South beaches.  People have been worried how they fared during the storm.  They fared well.  Up and down Pelican Bay BLVD are MASSIVE amounts of tree debris.  The mounds on tree debris remind me of drifts of snow piled so high at an intersection you couldn’t see traffic around the drift!  Here’s some photos I snapped today at the beaches:

All and all I think the beaches look great!  Pelican Bay employees were down at both beaches today fixing and cleaning the pavilions.  I am looking forward to being able to swim in the Gulf again.  I hope that happens soon!

Pelican Bay – Naples, FL – While reading my trade articles this morning, I stumbled across this article from Realtor.come which compared the cleanest and dirtiest cities in the U.S. in terms of pollution. Our Naples, FL came in at number 1 for the cleanest city!

Did you need another reason to move to Naples? I hail from Chicago. When we first moved to Pelican Bay almost 21 years ago, I was always amazed at the crystal clear blue Naples skies.  We have our rainy days in Naples but we do see lot of sunshine.  The year my husband and I left Chicago we had 30 consecutive days of gray skies.  While Chicago is a beautiful city, I never liked the weather!  Look at how blue the Naples sky can be!

Pelican Bay – Naples, FL –  Pelican Bay offers a variety of building designs for its buyers.  A low-rise building design is one with 1-3 floors.  Some low-rises have carports; some have attached or detached garages. There are different views and floor plans to appeal to all sorts of buyers.  Let’s take a look at how the low-rise building design fared in terms of pricing from 2015-2016.

2015 $544,189.00 $492,500.00 113
2016 $589,451.00 $560,000.00 148

In 2015 there were 112 low-rise sales.  2016 saw 91 sales.

As of today, there have been 11 closed sales with an average sales price of $703,818.00 and median price of $755,000.00.  There are currently 19 pending sales with an average price of $656,503.00 and a median price of $565,000.00.  We have 68 active listings that represent an inventory that could last 8.77 months.  A “normal” market has 6 months of inventory.

In 2015 low-rise sellers were obtaining 94.13% of their original asking price.  2016 saw sellers receiving 93.14% of their original asking price.  Since January 1, 2017 sellers are receiving 92.07% of their original asking price.  While low-rise numbers show in increase in sales price, I have seen more listings fail to sell and price reductions than I have seen in a long time.

The 2016 YTD Naples condominium real estate statistics show a slow down in the market for  and an increase in inventory.

Pelican Bay – Naples FL –  Sunday afternoon I wanted to drive down to the Marker36 parking lot to walk down to the Marker36 beach. Imagine my surprise when I found the parking lot full. I then headed to the North parking lot & managed to find a spot because another car was pulling out. Work is still being done on the  Commons parking lot which is causing the other lots to fill up.

My friend & I had a lovely walk down to the beach. You can tell from the photo above, the beach was buzzing with activity.
