Pelican Bay – Naples, FL – Each morning I read through various trade articles that come my way. Occasionally I share them with you. The one below really hit a cord with me.

Source: 3 in 10 Sellers Say Security Cameras Have Monitored Buyers

Today’s technology makes it possible for Sellers to record showings on their homes. Florida does have rules about recording. If you are a buyer looking at properties remember not to express any opinions about the home you are viewing until you are in the car with your Realtor. You do not want the Seller to know just how much you LOVE their home before you even write an offer.

Sellers, be prepared to hear all sorts of things about your home. The kitchen countertop you agonized picking out until you found the “perfect” one might end up being not so perfect for the buyers coming through your home. Listen to the buyers comments. If every buyer complains about the same thing, you’ll need to change it or offer a credit at closing to compensate. If you do have video and audio recording equipment in your home talk to your Realtor and/or your attorney about the laws involving recording.

As of this morning, there were only 33 listings in the entire complex of Pelican Bay. This should give you some perspective how low the inventory  is in Pelican Bay. Pelican Bay – Naples, FL – Looking through my trade e-mails this morning, I saw this article and thought I should share it with you. This article discusses how having an older roof may make it harder to find home owners insurance.

Right now properties are selling so fast it makes one’s head spin. Some of these contracts do not include home inspections because Buyers want to make the deal more appealing to the Sellers. I can see a whole lot of unhappy Buyers trying to find home owners insurance on a house with an older roof. If you are looking for a home, it might not be a bad idea to have an attorney explain what will happen if you cannot obtain homeowners insurance under the contract you’ll be using BEFORE you even write a contract.

Inventory still remains low in Pelican Bay. As of this morning there were only 31 active listings in all of Pelican Bay. The Naples Board of Realtors recently released the June 2021 Statistics .  When you click on the link, scroll down to the Naples Beach section. Pelican Bay is part of this section. You’ll be able to see what’s happening with single family homes and condominium sales.

Even though we are going through our rainy season, our Pelican Bay beach is still a beautiful place to enjoy.

Pelican Bay – Naples FL – It’s that time of year again.  If you live in Pelican Bay full-time, you will want to be prepared in case a hurricane strikes. June 2-4 you can shop tax-free for certain hurricane preparedness items.  Here’s an article that gives you information on what you would want to bring to a shelter & what items will be tax-free. I hope you find it helpful.

One item that I added to my checklist after Hurricane Wilma was a thermos of coffee.  Wilma struck early in the morning & we lost power. Coffee would have been much appreciated that morning.

Memorial Day found the Marker36 beach packed with people out for the BBQ and beach time. My husband and I enjoyed a swim in the 86 degree Gulf waters. The water was crystal clear. We could hear the music brought in for the BBQ while we were in the water. When the “Star Spangled Banner” played, I thought about all the men and women who sacrificed their lives for our freedoms. Life in Pelican Bay is good.

Pelican Bay – Naples, FL – Is anyone else having trouble believing we are just a few weeks out until Thanksgiving? If you live in Pelican Bay, are you expecting company over Thanksgiving? Pelican Bay is definitely a beautiful place to live and I’ve found that it also attracts friends and family members.

Wondering what has been happening with real estate prices in Pelican Bay?  Let’s take a look at the numbers for the third quarter of 2014 compared to last year’s statistics for the third quarter by building design.

Note the smaller numbers of sales in the third quarter of 2014 to the number in 3013. Part of this decline is due to limited inventory.  Days on the market have inched up a bit and the average sales price has declined.

These statistics are interesting in that the average sale price increased so much in comparison to 2013 figures. Once again the number of sales represented is a small amount to compare.

While the average sale price has increased this represents a small number of sales.

Season has started and Buyers returning to the market are finding the inventory of listings has decreased.  In my opinion some Owners are still waiting for prices to increase on their units to what they paid for them during the market boom.  I also think last winter was the straw that broke the back for some Owners who decided they’d had it with winter, sold their Northern homes and moved into their Pelican Bay units that they used to rent in season. This in turn has decreased the amount of seasonal rental units in Pelican Bay. If you just started to try to rent a unit in Pelican Bay for the 2014 season, I wish you luck.

Pelican Bay – Naples, FL – One of many things I love about living in Pelican Bay is walking the boardwalk and berm to the beach.  Normally my husband and I head to the North beach as it is closer to us.  This summer found us using the South beach as the North beach is being remodeled.  Walking down the berm and boardwalk to the South beach provided just as many wildlife sightings as the North Beach.

Last week I snapped a picture of this critter.

I have no idea what type of lizard this is but its color was so bright against the tree it caught my eye. Do you know the name of this creature?

More and more car carriers are showing up on Pelican Bay Blvd. This fall may prove to be a busy one. I drove by Publix in the Market Place at Pelican Bay this afternoon and was astounded by the number of cars in the parking lot.

If you are on your way back to Pelican Bay, the weather has been outstanding the past few days. There has been very little humidity and not a cloud in the sky.  Don and I enjoyed appetizers at the Sandbar restaurant the other night and snapped this sunset photo.

From 2012 to 2013 average sales prices were up in all building designs except for Attached Villas and Single Family Homes.  High Rises saw a jump in number of sales from 143 to 174.

This season started out with a bang and has moved well.  I’ve seen a decrease in inventory in almost all building designs in Pelican Bay as well as a plethora of properties selling well over a million dollars.  I have not seen this in a very long time.
