Pelican Bay – Naples, FL – Is anyone else having trouble believing we are just a few weeks out until Thanksgiving? If you live in Pelican Bay, are you expecting company over Thanksgiving? Pelican Bay is definitely a beautiful place to live and I’ve found that it also attracts friends and family members.

Wondering what has been happening with real estate prices in Pelican Bay?  Let’s take a look at the numbers for the third quarter of 2014 compared to last year’s statistics for the third quarter by building design.

LOW – RISES

Note the smaller numbers of sales in the third quarter of 2014 to the number in 3013. Part of this decline is due to limited inventory.  Days on the market have inched up a bit and the average sales price has declined.

The average sales price has increased for single family homes in Pelican Bay over last year’s figures. The number of sales has decreased. Note that this is a small amount of sales to compare.

These statistics are interesting in that the average sale price increased so much in comparison to 2013 figures. Once again the number of sales represented is a small amount to compare.

While the average sale price has increased this represents a small number of sales.

Season has started and Buyers returning to the market are finding the inventory of listings has decreased.  In my opinion some Owners are still waiting for prices to increase on their units to what they paid for them during the market boom.  I also think last winter was the straw that broke the back for some Owners who decided they’d had it with winter, sold their Northern homes and moved into their Pelican Bay units that they used to rent in season. This in turn has decreased the amount of seasonal rental units in Pelican Bay. If you just started to try to rent a unit in Pelican Bay for the 2014 season, I wish you luck.

Pelican Bay – Naples, FL – How was your summer? We saw a busy one here in Pelican Bay. The North beach area at the Sandpiper was closed for renovation which caused more people using the South beach area of the Sandbar. Even with the addition of people taking in the South Beach, I still think there were more people here in the summertime in Pelican Bay than in the past.

What happened with real estate prices in Pelican Bay?  Let’s compare the first half of 2013 to the first half of 2014 to see.

LOW-RISES

% List to Sale Price Difference 8.82% 5.09%

While the average sale price came down a bit, the list to sale differently shrank. In the first half of 2014 Sellers accepted only 5.09% less than their asking price vs. 8.82% in the first half of 2013.

MID-RISES

% List to Sale Price Difference 4.69% 5.15%
Both the number of sales made in 2014 and the prices rose for mid-rises in Pelican Bay.

High-rise sales were a bit less in the first half of 2014 in comparison to the first half of 2013. Note the list to sales price difference dropped. In the first half of 2014 High-rise Sellers accepted 4.98% less than their asking price. The average price of high rises also increased.

I’ll be anxious to see the third quarter of 2014 in comparison to the third quarter of 2013.  This has been a busy summer in Pelican Bay. I’ve been selling in Pelican Bay for the last 18 years and this is the first summer I have seen so many sales over the million dollar mark.

Pelican Bay – Naples, FL – What happened to real estate prices in Pelican Bay from 2011 to 2012? Let’s take a look by building design.

Low-Rise Sales (buildings with 2 floors or less)

While the median sales price of low rises fell in 2012, the good news is that the percentage of unsold units dropped.Of the 108 closed sales in 2012, Forty-eight of these sales were all under $350,000.00. Click on these links to view the 2012 low-rise full reports:

As of today, there are 59 active low-rise listings in Pelican Bay.  At one point in past years, Pelican Bay had 130 low-rise listings on the market.

While we are in the early stages of 2013, this year we have an increase in the number of pending sales.  As of today, there are now 74 properties pending in Pelican Bay.  27 of these properties are in the 500K – 999K price range.  There have been 27 closed sales since January 1, 2013.  15 of these sales are between the 500K-999K price ranges.  This price range has languished over the last few years.

The decrease in the inventory for sale along with the decrease in unsold units is bringing us closer to a normal market. The 2012 Naples Real Estate Report will show you where the Naples Beach areas stand in relationship to the rest of Naples.
