Pelican Bay – Naples, FL – As I was reading through my trade e-mails this morning I ran across the following article I thought you might find interesting:

My first reaction was “YIKES!”.  While this article talks about Florida in general, it also takes a look at Palm Beach County.  I would LOVE to see the stats on Collier County.  Just based on the traffic I’ve been driving through in the last couple of months, I can tell we have an uptick in Collier County residents.

According to the above article, “More than 547,000 people exchanged out-of-state driver’s licenses last year for ones with Sunshine State addresses. ” It appears that residents of New York and New Jersey are leaving and taking up residence in Florida. Taxes up North, being able to work from home and Florida’s beautiful weather are all factoring into why people are moving into Florida.

Lack of inventory and higher prices seem to be a by product of people selling their high priced homes up North and purchasing here.

As of this morning there were only 16 listings in ALL of Pelican Bay. Only 2 of those listings are under a million dollars. In the last 7 days there have been 19 pending sales in Pelican Bay.  17 of those pending listing were all over one million dollars. 6 of those pending listings were over 2 million dollars.

As I read the article I referenced above I kept thinking that all those buyers that are coming out of those expensive homes in high taxing States are definitely pushing the prices up here in Pelican Bay. If you have been toying with the idea of selling your Pelican Bay home, now is the time to do it.

We live in a beautiful place. It’s a joy to go down to our beach and enjoy the sunsets.

Pelican Bay – Naples, FL – I ran across this article in one of my trade emails and thought I’d share it with you. The market has been a Seller’s market in Pelican Bay this season.  When I checked the MLS yesterday for low-rise listings in Pelican Bay, there were only 13 listings available! If you are looking for a home in Pelican Bay, you might want to read the article below.

Pelican Bay – Naples, FL –  Pelican Bay offers a variety of building designs for its buyers.  A low-rise building design is one with 1-3 floors.  Some low-rises have carports; some have attached or detached garages. There are different views and floor plans to appeal to all sorts of buyers.  Let’s take a look at how the low-rise building design fared in terms of pricing from 2015-2016.

2015 $544,189.00 $492,500.00 113
2016 $589,451.00 $560,000.00 148

In 2015 there were 112 low-rise sales.  2016 saw 91 sales.

As of today, there have been 11 closed sales with an average sales price of $703,818.00 and median price of $755,000.00.  There are currently 19 pending sales with an average price of $656,503.00 and a median price of $565,000.00.  We have 68 active listings that represent an inventory that could last 8.77 months.  A “normal” market has 6 months of inventory.

In 2015 low-rise sellers were obtaining 94.13% of their original asking price.  2016 saw sellers receiving 93.14% of their original asking price.  Since January 1, 2017 sellers are receiving 92.07% of their original asking price.  While low-rise numbers show in increase in sales price, I have seen more listings fail to sell and price reductions than I have seen in a long time.

The 2016 YTD Naples condominium real estate statistics show a slow down in the market for  and an increase in inventory.
