Pelican Bay – Naples FL –  Late yesterday I was once again asked when I thought the real estate bubble would burst in Florida. I answered by stating all the reasons I outlined in my previous blog entries. This afternoon I read the article below and thought, “How true!”

Source: Study: Out-of-Town Buyers Have More Money

Within the State of Florida locals are having a hard time competing with out-of-town buyers. Out of town buyers coming into Miami have 25.1% higher budget to spend then the locals. According to the article people coming from States with high income taxes are willing to spend over list for a property because they feel they are getting a deal.

As of this morning, there are only 17 listings in Pelican Bay. There is currently only one listing under 1 million dollars. It was listed late Monday. When I called the listing agent Tuesday morning she told me there were several offers on the unit but nothing had been finalized yet. I am going to guess it will sell over list price.

If you are thinking of selling your Pelican Bay unit, now is the time to do so. The problems of finding another place in Pelican Bay is another issue. While you’ll get a great price for your unit, the cost of what you’d like to buy will have gone up too. There is also the issue of finding a new home. If you sell your place you may have to make arrangements for interim housing until you can find a home you want.

The market here is still strong and with so little inventory, there are few indications that real estate prices will decrease.

Pelican Bay – Naples, FL – Each morning I read through various trade articles that come my way. Occasionally I share them with you. The one below really hit a cord with me.

Source: 3 in 10 Sellers Say Security Cameras Have Monitored Buyers

Today’s technology makes it possible for Sellers to record showings on their homes. Florida does have rules about recording. If you are a buyer looking at properties remember not to express any opinions about the home you are viewing until you are in the car with your Realtor. You do not want the Seller to know just how much you LOVE their home before you even write an offer.

Sellers, be prepared to hear all sorts of things about your home. The kitchen countertop you agonized picking out until you found the “perfect” one might end up being not so perfect for the buyers coming through your home. Listen to the buyers comments. If every buyer complains about the same thing, you’ll need to change it or offer a credit at closing to compensate. If you do have video and audio recording equipment in your home talk to your Realtor and/or your attorney about the laws involving recording.

As of this morning, there were only 33 listings in the entire complex of Pelican Bay. This should give you some perspective how low the inventory  is in Pelican Bay. Pelican Bay – Naples, FL – Looking through my trade e-mails this morning, I saw this article and thought I should share it with you. This article discusses how having an older roof may make it harder to find home owners insurance.

Right now properties are selling so fast it makes one’s head spin. Some of these contracts do not include home inspections because Buyers want to make the deal more appealing to the Sellers. I can see a whole lot of unhappy Buyers trying to find home owners insurance on a house with an older roof. If you are looking for a home, it might not be a bad idea to have an attorney explain what will happen if you cannot obtain homeowners insurance under the contract you’ll be using BEFORE you even write a contract.

Inventory still remains low in Pelican Bay. As of this morning there were only 31 active listings in all of Pelican Bay. The Naples Board of Realtors recently released the June 2021 Statistics .  When you click on the link, scroll down to the Naples Beach section. Pelican Bay is part of this section. You’ll be able to see what’s happening with single family homes and condominium sales.

Even though we are going through our rainy season, our Pelican Bay beach is still a beautiful place to enjoy.

The market has been a Seller’s market in Pelican Bay this season.  When I checked the MLS yesterday for low-rise listings in Pelican Bay, there were only 13 listings available! Pelican Bay – Naples, FL –  Pelican Bay offers a variety of building designs for its buyers.  A low-rise building design is one with 1-3 floors.  Some low-rises have carports; some have attached or detached garages. There are different views and floor plans to appeal to all sorts of buyers.  Let’s take a look at how the low-rise building design fared in terms of pricing from 2015-2016. 

Average Sales Price Median Sales Price Days on Market
2015 $544,189.00 $492,500.00 113
2016 $589,451.00 $560,000.00 148

In 2015 there were 112 low-rise sales.  2016 saw 91 sales.

As of today, there have been 11 closed sales with an average sales price of $703,818.00 and median price of $755,000.00.  There are currently 19 pending sales with an average price of $656,503.00 and a median price of $565,000.00.  We have 68 active listings that represent an inventory that could last 8.77 months.  A “normal” market has 6 months of inventory.

In 2015 low-rise sellers were obtaining 94.13% of their original asking price.  2016 saw sellers receiving 93.14% of their original asking price.  Since January 1, 2017 sellers are receiving 92.07% of their original asking price.  While low-rise numbers show in increase in sales price, I have seen more listings fail to sell and price reductions than I have seen in a long time.

The 2016 YTD Naples condominium real estate statistics show a slow down in the market for  and an increase in inventory.

Pelican Bay – Naples, FL –  What is happening with the prices on low-rise condos in Pelican Bay?  I was working on this question today so I decided to share my findings with you.  The median price of a low-rise condo in Pelican Bay at year end 2015 was $492,500.00.  From January 1, 2016 – August 29, 2016 the median price of a low-rise condo is $595,000.00 which is an increase of 20.81%!

In the process of looking at the above figures, I also looked at the 12-month period ending June 2016 for sold condos in all of Naples.

2nd Quarter 2016 Naples Condo Stats 

You’ll note on the 2nd quarter report that 62.84% of all condo sales in Naples were in the 0-300K price range.  The Naples Beach area accounted for 21.37% of all the condo sales and had a median price of $625,000.00.  The median price of a low-rise condo in Pelican Bay is $595,000.00.   Pelican Bay currently has 47 low-rise condos on the market.  There have been 8.5 sales a month since the beginning of 2016 for low-rise condos in Pelican Bay. This gives us an absorption rate of 5.5 months.   A “normal” market has an absorption rate of 6 months.

I was curious to see what the percentage difference was in the median price between a 2 bedroom plus den vs a 3 bedroom low-rise condo in Pelican Bay.  It turns out that the median price of the 3 bedroom low-rise in Pelican Bay is 16.7% higher than the median price of a two bedroom plus den low-rise in Pelican Bay.

Pelican Bay – Naples, FL – WOW!  It’s been quite a year so far in Pelican Bay.  I’ve had a very busy year, so busy that I am finally posting year-to-date statistics for 2014 AND the first half of 2015 for all building types.  Let’s take a look at what’s been happening.

There are currently 22 active low-rise listings on the market in Pelican Bay.  At the rate of sales within the last 6 months, we have a 1.75 months worth of inventory in low rises to be sold. 

MID-RISES:

Median $490,000. $525,000. $670,000.

As of today, there are 5 mid-rise listings on the market. Mid-rise inventory has an absorption rate of 1.25 months.

As of today there are 9 active single family homes on the market in Pelican Bay.

Between 2013 and 2014 every single building design saw an increase in price. The first six months of this year saw an increase in price in every building category except for attached villas.

It is apparent that Pelican Bay has a lack of inventory.  I looked back at some of my old blog entries and found this one from 2011.  In 2011, we were averaging around 14 months to absorb all the listings on the market.  Now we have a shortage of listings.

What’s causing this shortage of listings?  While prices have climbed up, some Residents are still holding onto units that they bought at the height of the market. Other Residents have decided to sell their Northern homes and live in their Pelican Bay properties. These scenarios have also contributed to the lack of units for rent and the increase in rental prices.

Pelican Bay is a beautiful place to live. The amount of inquires I receive from Buyers looking to purchase in Pelican Bay tells me that other people also believe this is a beautiful place to live.
