The market has been a Seller’s market in Pelican Bay this season.  When I checked the MLS yesterday for low-rise listings in Pelican Bay, there were only 13 listings available! I’ll be doing the 2018 statistics for Pelican Bay in the very near future.  Some of the things they’ve mentioned in this article I can see happening in Pelican Bay.  The “hot sheet” with the daily changes in the Naples multiple listing service is showing more price reductions coming through in Pelican Bay.  I am also seeing more listings failing to sell. We may be headed for a market cooldown.

Staging Bathrooms for Selling

Pelican Bay – Naples, FL –  Are you thinking of selling your Pelican Bay home?  Buyers are always look carefully at kitchens and bathrooms.  If you don’t have the inclination to remodel your bathroom, this video gives you some quick tips on how to update your master bathroom to make it show better.

The video mentions getting luxurious towels to give a feeling of comfort to your bathrooms.  This is excellent advice.  You want to give your master bath a spa feeling.  Some other excellent advice is storing your personal hygiene products.  It is true, no Buyer wants to see your hygiene products on display.

Pelican Bay – Naples, FL –  While you shouldn’t panic if the house doesn’t sell the moment you list it, you should begin to worry if the months start flying by without any real offers.

The current market we are in is not one where you should get too aggressive with the listing price.  You’ll note the number one reason properties do not sell is due to over valuing the home.  It is so important to have your home priced right.  Buyers are out in the market looking at all sorts of different homes.  Based on what they have seen, they can tell an over priced listing in a heart beat.

Number 6 is also important.  If your home is vacant, it really can benefit from being staged.  A lot of Buyers have no vision when it comes to furniture placement.  An empty home doesn’t convey the “feeling” of a place that has been loved and enjoyed.  Money spent on staging is money well spent.

As I read this article I was taken back to the time I helped my Mother-in-law downsize.  The OHIO rule; Only Handle It Once really proved a challenge.  We ended up with too many “maybe” piles.  Item #3 hit the mark with my too.  I vividly remember asking my Mother-in-law WHY she needed 15 casseroles.  We also had a rooster collection we had to weed through.  After helping Mom downsize, I thought about what my family might have to go through helping my husband and I downsize.  You’ll be happy to know that I own only 4 casseroles of various sizes that are frequently used.

Downsizing is a challenge. The more prepared you are for sorting, packing, shipping, moving, donating and throwing out items the easier the job will be.  Should you need help in selling your home. I’m here to help!

Season is in full swing.  February brought us a new swell of people escaping the Northern climates.  Inventory remains low for people looking to buy a property in Pelican Bay. Inventory is also low for people looking to rent in 2016 in Pelican Bay.
