Pelican Bay – Naples, FL –   What is happening in the  low-rise condominium market in Pelican Bay?  Let’s take a look at the first quarter 2016 low-rise closed sales and compare those numbers with the 2017 first quarter closed sales.

You can see that there was a modest increase in the average sales price and number of units sold in the first quarter of 2017.  The median sales price did take a bit of a dip.

As of today, there are 53 low rise units on the market in Pelican Bay.  We are in a “normal” market with an inventory that could last 6 months. If you are planning on selling a low-rise condo in Pelican Bay it is important to keep yourself up-to-date with current market conditions.  I don’t really think this is the time for Sellers to get too aggressive with their pricing if they really want to sell.

Pelican Bay – Naples, FL –  Pelican Bay offers a variety of building designs for its buyers.  A low-rise building design is one with 1-3 floors.  Some low-rises have carports; some have attached or detached garages. There are different views and floor plans to appeal to all sorts of buyers.  Let’s take a look at how the low-rise building design fared in terms of pricing from 2015-2016.

In 2015 there were 112 low-rise sales.  2016 saw 91 sales.

As of today, there have been 11 closed sales with an average sales price of $703,818.00 and median price of $755,000.00.  There are currently 19 pending sales with an average price of $656,503.00 and a median price of $565,000.00.  We have 68 active listings that represent an inventory that could last 8.77 months.  A “normal” market has 6 months of inventory.

In 2015 low-rise sellers were obtaining 94.13% of their original asking price.  2016 saw sellers receiving 93.14% of their original asking price.  Since January 1, 2017 sellers are receiving 92.07% of their original asking price.  While low-rise numbers show in increase in sales price, I have seen more listings fail to sell and price reductions than I have seen in a long time.

The 2016 YTD Naples condominium real estate statistics show a slow down in the market for  and an increase in inventory.

Pelican Bay – Naples, FL –  What is happening with the prices on low-rise condos in Pelican Bay?  I was working on this question today so I decided to share my findings with you.  The median price of a low-rise condo in Pelican Bay at year end 2015 was $492,500.00.  From January 1, 2016 – August 29, 2016 the median price of a low-rise condo is $595,000.00 which is an increase of 20.81%!

In the process of looking at the above figures, I also looked at the 12-month period ending June 2016 for sold condos in all of Naples.

2nd Quarter 2016 Naples Condo Stats 

You’ll note on the 2nd quarter report that 62.84% of all condo sales in Naples were in the 0-300K price range.  The Naples Beach area accounted for 21.37% of all the condo sales and had a median price of $625,000.00.  The median price of a low-rise condo in Pelican Bay is $595,000.00.   Pelican Bay currently has 47 low-rise condos on the market.  There have been 8.5 sales a month since the beginning of 2016 for low-rise condos in Pelican Bay. This gives us an absorption rate of 5.5 months.   A “normal” market has an absorption rate of 6 months.

I was curious to see what the percentage difference was in the median price between a 2 bedroom plus den vs a 3 bedroom low-rise condo in Pelican Bay.  It turns out that the median price of the 3 bedroom low-rise in Pelican Bay is 16.7% higher than the median price of a two bedroom plus den low-rise in Pelican Bay.

Pelican Bay – Naples, FL – Today found me setting up showing appointments for out of town Buyers that are coming in on Monday and working on a market evaluation for a Seller who owns a low-rise in Pelican Bay.  In the process of doing the market evaluation, I calculated the real estate statistics for low-rises in Pelican Bay for the third quarter of 2014 in comparison to the third quarter of 2015. Here’s what I discovered:

It amazed me that we had the exact number of sales in both third quarters!  What is interesting is the jump in both the average and median sale prices for the quarters.  The days on the market decreased substantially from 2014 to 2015. Sellers are still getting roughly 94% of their asking prices.

As of today, there are only 27 low-rise listings on the market in Pelican Bay. That’s pretty slim pickings for Buyers and good news for Sellers.

Pelican Bay – Naples, FL – Have you thought about owning a condo in Pelican Bay?  Have you wondered how much condos cost in Pelican Bay?  I was wondering about the most popular price range for low rise condos in Pelican Bay the other day and did some research.

From January 1st – November 1st 2015 there have been 101 low rise condo sales in Pelican Bay.  Here’s how they broke down by sales price:

You can see by reviewing the chart that the most popular price range for a low rise in Pelican Bay is between $400,000.00 – $499,999.99 with 33 sales. As of today, there are only TWENTY-SIX low rise condos on the market in Pelican Bay. Only 8 of them are listed between $400,000.00 – $499,999.99.  I can guess that buyers in this price range will have a lot of competition trying to find a low rise condo in Pelican Bay.

Pelican Bay – Naples, FL – WOW!  It’s been quite a year so far in Pelican Bay.  I’ve had a very busy year, so busy that I am finally posting year-to-date statistics for 2014 AND the first half of 2015 for all building types.  Let’s take a look at what’s been happening.

There are currently 22 active low-rise listings on the market in Pelican Bay.  At the rate of sales within the last 6 months, we have a 1.75 months worth of inventory in low rises to be sold. 

MID-RISES:

Median $490,000. $525,000. $670,000.

As of today, there are 5 mid-rise listings on the market. Mid-rise inventory has an absorption rate of 1.25 months.

As of today there are 9 active single family homes on the market in Pelican Bay.

Between 2013 and 2014 every single building design saw an increase in price. The first six months of this year saw an increase in price in every building category except for attached villas.

It is apparent that Pelican Bay has a lack of inventory.  I looked back at some of my old blog entries and found this one from 2011.  In 2011, we were averaging around 14 months to absorb all the listings on the market.  Now we have a shortage of listings.

What’s causing this shortage of listings?  While prices have climbed up, some Residents are still holding onto units that they bought at the height of the market. Other Residents have decided to sell their Northern homes and live in their Pelican Bay properties. These scenarios have also contributed to the lack of units for rent and the increase in rental prices.

Pelican Bay is a beautiful place to live. The amount of inquires I receive from Buyers looking to purchase in Pelican Bay tells me that other people also believe this is a beautiful place to live.

Pelican Bay – Naples, FL – Is anyone else having trouble believing we are just a few weeks out until Thanksgiving? If you live in Pelican Bay, are you expecting company over Thanksgiving? Pelican Bay is definitely a beautiful place to live and I’ve found that it also attracts friends and family members.

These statistics are interesting in that the average sale price increased so much in comparison to 2013 figures. Once again the number of sales represented is a small amount to compare.

While the average sale price has increased this represents a small number of sales.

Season has started and Buyers returning to the market are finding the inventory of listings has decreased.  In my opinion some Owners are still waiting for prices to increase on their units to what they paid for them during the market boom.  I also think last winter was the straw that broke the back for some Owners who decided they’d had it with winter, sold their Northern homes and moved into their Pelican Bay units that they used to rent in season. This in turn has decreased the amount of seasonal rental units in Pelican Bay. If you just started to try to rent a unit in Pelican Bay for the 2014 season, I wish you luck.

Pelican Bay – Naples, FL – How was your summer? We saw a busy one here in Pelican Bay. The North beach area at the Sandpiper was closed for renovation which caused more people using the South beach area of the Sandbar. Even with the addition of people taking in the South Beach, I still think there were more people here in the summertime in Pelican Bay than in the past.

What happened with real estate prices in Pelican Bay?  Let’s compare the first half of 2013 to the first half of 2014 to see.

While the average sale price came down a bit, the list to sale differently shrank. In the first half of 2014 Sellers accepted only 5.09% less than their asking price vs. 8.82% in the first half of 2013.

Both the number of sales made in 2014 and the prices rose for mid-rises in Pelican Bay.

High-rise sales were a bit less in the first half of 2014 in comparison to the first half of 2013. Note the list to sales price difference dropped. In the first half of 2014 High-rise Sellers accepted 4.98% less than their asking price. The average price of high rises also increased.

I’ll be anxious to see the third quarter of 2014 in comparison to the third quarter of 2013.  This has been a busy summer in Pelican Bay. I’ve been selling in Pelican Bay for the last 18 years and this is the first summer I have seen so many sales over the million dollar mark.

There was a dramatic drop in the number of days on the market from 2012 to 2013. While Average Sales Prices increased the Median Sales Prices went up only marginally.

From 2012 to 2013 average sales prices were up in all building designs except for Attached Villas and Single Family Homes.  High Rises saw a jump in number of sales from 143 to 174.

This season started out with a bang and has moved well.  I’ve seen a decrease in inventory in almost all building designs in Pelican Bay as well as a plethora of properties selling well over a million dollars.  I have not seen this in a very long time.

Pelican Bay – Naples, FL WOW! The real estate market in Pelican Bay has seen a decrease in inventory and unsold listings in the first half of 2013. It has also seen some price increases too. Isn’t that great news? Let’s take a look at what has happened by building type.

(Note: you can click on building type to go to reports and click on tabs at the bottom of each report for even more information.)

Low-Rises In the first half of 2012 there were 59 closed sales. In the same time period in 2013 there were 62 closed sales. Average prices increased from $413,372.00 in 2012 to $467,355.00 in 2013. What was the most popular price range for low-rises? $300,000.00 – $349,999.00 coming in with 12 closed sales out of the 62 closed sales. In the first half of 2012 saw a whopping 49% of all low-rises failing to sell.  During the first half of 2013, this figure dropped to 34%.  The average price of an unsold low-rise came in at $573,697.00 in the first half of 2013.

MID-RISES In the first half of 2012 there were 21 closed sales. In the same time period in 2013 there were 22 closed sales. Average prices increased from $457,500.00 in 2012 to $562,359.00. in 2013.  Out of the 22 closed mid-rise sales in the first half of 2013, 6 of them fell between $450,000.00 – $499,999.00. The average price of an unsold mid-rise came in at $713,242.00. The first half of 2012 saw 50% of all mid-rises fail to sell. This figure has fallen to 35% in the first half of 2013.

HIGH-RISESIn the first half of 2012 there were 87 closed sales. In the same time period in 2013 there were 109 closed sales. Average prices decreased from $1,339,529.00 in 2012 to $1,284,100.00 in 2013.  Out of the 109 closed high-rise sales in the first half of 2013, 21 of them fell between $1,000,000.00 – $1,499,999.00. The average price of an unsold high-rise came in at $1,453,779.00. The first half of 2012 saw 51% of all high-rises fail to sell. This figure has fallen to 30% in the first half of 2013.

ATTACHED VILLASIn the first half of 2012 there were 12 closed sales. In the same period in 2013 there were 13 closed sales. Average closed sales decreased from $942,292.00 in 2012 to $757,885.00 in 2013.  The average price of an unsold listing in 2013 came in at $802,489.00.  In 2012, 33% of all the attached villas failed to sell. IN 2013, that figure increased to 41%.

DETACHED VILLAS In the first half of 2012 there were 12 closed sales. In the same time period in 2013, there were only 8 closed sales.  Average closed sales decreased from $1,376,458.00 in 2012 to $1,174,688.00 in 2013.  The average price of an unsold detached villas came in at $1,533,500.00. The percentage of unsold units stayed the same at 33%.

SINGLE FAMILY HOMES In the first half of 2012 there were 29 closed sales. In the same time period in 2013, there were 20 closed sales. Average closed sales increased from $1,359,845.00 in 2012 to $1,411,050.00 in 2013. The average price of an unsold single family home came in at $2,376,639,00. 14 of the closed sales in the first half of 2013 were between $1,000,000.00 -$2,000,000.00.  The percentage of unsold units rose from 24% in the first half of 2012 to 47% in the first half of 2013.
