Pelican Bay – Naples, FL – Today found me setting up showing appointments for out of town Buyers that are coming in on Monday and working on a market evaluation for a Seller who owns a low-rise in Pelican Bay. In the process of doing the market evaluation, I calculated the real estate statistics for low-rises in Pelican Bay for the third quarter of 2014 in comparison to the third quarter of 2015. Here’s what I discovered:

It amazed me that we had the exact number of sales in both third quarters! What is interesting is the jump in both the average and median sale prices for the quarters. The days on the market decreased substantially from 2014 to 2015. Sellers are still getting roughly 94% of their asking prices.
As of today, there are only 27 low-rise listings on the market in Pelican Bay. That’s pretty slim pickings for Buyers and good news for Sellers.
